OHA is a modern, forward thinking architecture firm who provides a well established, end to end process for residential and commercial design projects.

As every project is different, we tailor our services to meet your individual needs, recognising good architecture is created step by step.

With a decade of experience working throughout the North Island, including on NZIA and RMB House of the year award-winning projects, OHA has a depth of industry knowledge that makes for a smooth, and enjoyable building experience.

OUR PROCESS


STEP ONE

Project Brief

Everything starts with your brief. The brief is a document we use to communicate all of your ideas and goals for your project. We invite you to collect inspiration images, take note of projects you admire and list your wants that capture your aspirations for the project.

STEP TWO

Project Establishment & Site Analysis

This involves a site meeting and where we start to gather information like your boundaries, certificate of title, zoning, existing plans, and the local authority guidelines. Some sites may need more love, a tricky site you might have could seem limited until we look at all the options through feasibility investigations and analysis.

STEP THREE

Concept Design

This is where the project is at an early phase of the design process, where we map out the ideas and potential for your site. This phase develops an architectural response through diagrams and sketch ideas, in which the broad outlines of function and form alongside your brief, start to come together.

STEP FOUR

Preliminary Design

We engage with separate consultants on your behalf as required, consult with authorities, and confirm materials and construction methods. Resource Consents and any required subdivision approvals can also be applied for at this point.

 

STEP FIVE

Developed Design

Following on from the architectural concept, the design is further refined to address feedback from earlier design stages - including feedback from specialist consultants. We can then provide a level of detail that can be used to coordinate an updated estimate of the cost of works and to help explain the look and feel of the project.

STEP SIX

Interior Design

Our Interior design services help our clients achieve their own individual style that encompasses the architecture of their projects holistically. We are passionate about inspiring, beautiful spaces that uplift our clients. Interior design is critical for contractors to accurately price the whole project, and provides a cohesive service that ensures the aesthetic quality of your project inside and out.

STEP SEVEN

Detailed Design & Documentation

Working drawings are started based on the developed design, to provide plans that are suitable for Construction and a Building Consent application. We complete a full set of architectural plan documents including drawings, details, schedules and a full specification. Consultants plans and specifications are detailed and incorporated, such as structural drawings provided by Engineers.

STEP EIGHT

Building Consent

We amalgamate all the project information, plans and specifications to a high level of detail to lodge your Building Consent application on your behalf. Take the stress out of the consent process as we manage the application and information requests by the Council. Our good relationships and experience with local authorities allows for a well-oiled consent process through the application process to final consent approval.
